Other Members of the Buying Team

Even with the services the best Realtor has to offer the Buyer, the Buyer will need assistance from other professionals in the Home Buying Process.  Most Buyers will typically use the services of three other Real Estate Professional.  These include the Home Inspector, Real Estate Lawyer and Mortgage Manager.

Home Inspector

The Home Inspector provides expert knowledge on the structure of the home you are considering purchasing by evaluating the condition of the property.

A home inspector does not check cosmetic or surface features of the home, such as the carpeting, or guarantee the absence of future problems.  A home inspector simply reports on any existing problems.

The areas a home inspector focuses on include:

Foundations
Plumbing
Fans
Doors and Windows
Electrical System
Floors
Roofing
Heating
Insulation
Chimney
Cooling System
Ventilation
Gutters
Ceilings
Sewer Lines
Vents
Walls
Exterior

Lawyer

For the process of buying a home, a real estate lawyer rather than a general practice lawyer is needed to ensure your rights and interests are protected in the purchasing process.

Mortgage Manager

The costs of buying a home are often enormous (see “Costs of Buying a Home”).  To aid in this financial burden, it is often best to talk to a mortgage manager when making the decision to finance your home.  A mortgage manager provides a number of important services (see “Getting Financially Qualified”).

The mortgage manager will provide information regarding:

  • The maximum house price a purchaser qualifies for
  • The downpayment required for that price range
  • Plus a range of other services
