The Role of the Listing Broker
When a client is interested in selling their home, a Listing Broker is best equipped to help the Vendor during the selling process (See Buyer vs. Listing Broker).
A Listing Broker is a licenced real estate representative who is responsible for helping the Vendor sell their property. They represent the interest of the Vendor in any real estate transaction and provide a number of important services to the Vendor.
Some of the services a Listing Broker will perform for their customer include:
- Provide access to the MLS System
- Assist in the value of the pros and cons of the property
- Help determine the market value of the property
- Negotiate the transaction in order to obtain the best price for the Seller
- Suggest a list of professionals that may be required to help sell the home or conclude the transaction (i.e. contractor or lawyer, etc.)
- Make suggestions for repairs and renovations
- Market the house through MLS listing services
- Ensure all conditions are met if possible
