The Role of the Buyer Broker
A Buyer Broker can do a number of different things for clients to assist them in a quick and effective purchase of a new property.
A number of the services a buyer broker can perform for the customer include:
- Help access and find, in tune, if necessary the Buyer's wish list
- Arrange for pre-qualification for the Buyer
- Provide access to the Realtor's MLS system
- Conduct preliminary computer searches to more precisely define areas of interest
- Pre-screen or inspect properties without the buyer to prepare for the buyer's needs
- Collect information on the targeted neighbourhood
- Arrange for showings of the appropriate properties
- Provide preliminary assessment as to the condition of the houses shown
- Assist in the value of the pros and cons of the property
- Help determine the market value of the property under considerations
- Prepare the Agreement of the Purchase and Sale of the property
- Explain the contents of the Agreement of the Purchase and Sale if necessary
- Negotiate the transaction of the Seller in order to obtain the best price of the Buyer
- Suggest a list of professionals that may be required to conclude the transactions (lawyers, building inspectors, mortgage, lenders, etc.)
